How do I fix a cracked ceiling?

Quick answer

Fine cracks in a sound ceiling can be filled and re-skimmed for a smooth finish. But a ceiling that's sagging, bowing or badly cracked — common with old lath-and-plaster — is usually best overboarded with fresh plasterboard and then skimmed, which is safer and lasts far longer.

In more detail

The right fix depends on the ceiling. If it's basically sound with a few cracks, a re-skim over the top makes it smooth and flat again.

Older lath-and-plaster ceilings that sag, bounce or crack repeatedly are past patching — the safest, longest-lasting solution is to overboard them with plasterboard and skim to a fresh finish.

We'll check yours and recommend the honest option, whether that's a re-skim or overboarding.
